Coworking Whole-Space Buyout Help
Overview
The "whole-space buyout" feature lets you offer two selling methods for a shared (coworking) room type simultaneously.

|---|---|
| Per-seat | Guest picks 1–N seats; price = unit price × seats. Other guests may share the space. |
| Whole-space buyout | Guest books the entire space exclusively for one group; price = a flat buyout fee. No co-occupancy. |
Both methods can be enabled independently. You can offer only one, or offer both at the same time.
Mutual exclusivity rule (first-come, first-served):
- Once a whole-space buyout is booked, per-seat bookings for the same time window are closed.
- If even one seat is already booked, a whole-space buyout cannot be made.
- The rule is enforced in booking order — whoever books first wins.
This feature applies only to shared room types. It is hidden for exclusive room types.
Features
Feature 1: Admin Setup — Configuring Selling Methods (RoomPlanMappingEditor)
Selling methods are configured in Booking Management → Plan Settings → Selling Methods. This section appears only when a shared room type is paired with a plan.
Setup Steps
- Go to Booking Management and open the Plan Settings tab
- Check the box for the plan you want to pair with a shared room type
- In the expanded detail area, find the Selling Methods (multiple allowed) section
- Configure the two checkboxes as needed:
Selling Method Checkboxes
Sell per seat
- When enabled, guests can pick 1 to (total seats) seats per booking
- Price = unit price from the plan × number of seats chosen
- Enabled by default for any new mapping
Whole-space buyout
- When enabled, guests can book the entire space exclusively
- Requires a separate buyout fee (mandatory when this is enabled)
- The buyout fee is a flat amount per booking — it does not scale with duration or seat count
Setting the Buyout Fee
Enabling the whole-space checkbox reveals the Buyout Fee input field.

Important: The per-seat unit price cannot be reused as a buyout fee. Set a dedicated buyout fee (e.g., ¥25,000) separate from the per-seat price (e.g., ¥3,000/seat × 10 seats = ¥30,000).
A hint below the input reads:
Once a whole-space booking is made, per-seat bookings for that time window are closed.
If any seat is taken, whole-space is unavailable (first-come, first-served).
Save Behavior
When you save the plan settings:
- If whole-space is enabled and the buyout fee is empty → the form cannot be saved (error shown)
- Both methods cannot be disabled simultaneously — at least one must be active
- For exclusive room types, the selling method section is hidden and per-seat is always assumed
Feature 2: Guest Booking — Selecting Whole-Space
Here is what guests see when browsing available spaces.
Plan Card Display Patterns
The card appearance changes based on which selling methods are configured.
Whole-space only (no per-seat):
- A 「貸し切り」 (Buyout) badge appears on the plan card
- No seat stepper is shown
- Clicking the card proceeds to a whole-space booking
- If unavailable (a seat is already taken), the card shows "Whole Space Unavailable" and cannot be selected
Both per-seat and whole-space offered:
- The primary card action (clicking the card) is per-seat
- The seat stepper ([- N +]) is shown for per-seat selection
- A secondary "Book Whole Space" button appears below the card
- If any seat is taken, the "Book Whole Space" button shows "Whole Space Unavailable" and is disabled

The buyout fee is always shown as a single fixed amount regardless of duration or seat count.
Feature 3: Booking Confirmation Step — Badge Display
On the booking confirmation screen, the selected selling method is shown as a badge next to the space name.

In the price summary area:
- Whole-space booking: A line reading "全N席 貸し切り" (All N seats · Whole Space) appears below the total, where N is the room's shared capacity
- Per-seat booking (multiple seats): A breakdown "¥X,000 × N seats" is shown
Note: The per-minute tier breakdown (hourly plans) is hidden for whole-space bookings because the flat buyout has no per-minute decomposition.
Feature 4: Reservation List and Detail View (Admin)

In the admin reservation list, whole-space bookings show a distinctive badge:
- Whole-space booking: "貸し切り" badge (brand primary color)
- Per-seat shared booking (2+ seats): "×N seats" badge (teal color)
Reservation Detail Drawer
Opening the detail drawer shows a breakdown below the payment amount:
- Whole-space booking: Displays "全N席 貸し切り" (All N seats · Whole Space)
- Per-seat booking: Displays "N seats × unit price"
Because a whole-space booking occupies all seats, peak usage and concurrent booking calculations treat it as a full-capacity occupancy.
FAQ
Q: How should I set the buyout fee?
Set it independently from the per-seat price. For example, if the per-seat price is ¥2,000 × 10 seats = ¥20,000, you might offer a buyout at ¥15,000 as a group discount. You could also price it above ¥20,000 as a premium for guaranteed exclusivity.
Q: Can I save with an empty buyout fee?
No. If whole-space is enabled, the buyout fee is required. An error message — "Please enter a buyout fee (the per-seat price cannot be reused)" — will appear and the save will be blocked.
Q: Why is whole-space unavailable when only one seat is taken?
A whole-space buyout promises full exclusivity for the group. If even one seat is already occupied by another guest, that exclusivity cannot be guaranteed.
Q: Can per-seat bookings be made after a whole-space buyout?
No. A whole-space booking closes all per-seat availability for that time window. If the whole-space booking is cancelled, the seats become available again.
Q: Does the buyout fee change based on the booking duration?
No. The buyout fee is a flat amount per booking. It remains the same regardless of how long the space is used. This is different from hourly per-seat plans where the fee scales with time.
Q: Can both selling methods be turned off at the same time?
No. At least one selling method must be active. If both checkboxes are unchecked when saving, the system will automatically restore "Sell per seat" to on.
Q: Can I configure whole-space buyouts for exclusive room types?
No. The selling method section only appears for shared room types. Exclusive rooms are always a single-unit reservation.
Q: How many access keys are issued for a whole-space booking?
One access key (PIN code or QR code) per booking. Share the single code with all members of your group for entry.
Q: Can admins create a whole-space booking from the management dashboard?
Not at this time. Manual reservations created via the admin reservation drawer default to per-seat. Whole-space bookings should be made through the guest-facing booking page.
